Terms and Conditions

  1. Reservation Confirmation: Upon confirmation of a reservation for Condo by both the owner and the guest, a Rental Confirmation (RC) will be provided. The RC constitutes a binding agreement between the guest ("Guest") and the owner. Execution of the rental agreement and payment in response to the RC indicate acceptance and agreement to the terms, conditions, limitations, and restrictions outlined herein.

  2. Payment Terms: Half (50%) of the total reservation is due upon receipt of the RC to confirm the booking and hold the dates. Failure to make this payment within 24 hours subjects the reservation to automatic cancellation. The balance of the reservation total, fees, and taxes must be paid in full at least 30 days prior to arrival. Failure to pay the balance due will result in cancellation of the rental agreement. Any outstanding monies will be subject to the cancellation policy, and the deposit will be forfeited.

  3. Cancellation Policy: Guests may cancel their reservation for a 100% refund if cancelled within 60 days of arrival. A 50% refund, minus deposits and cleaning fees, will be provided if cancelled within 30 days. No refunds will be provided within 30 days of check-in, except for the deposit and cleaning fees.

  4. Security Deposit: A security deposit of five hundred dollars ($300) may be required upon booking, to be held as a hold on a valid credit card. Refunds will be issued within seven (7) days of the guest's departure, subject to the property's inspection and provided there are no instances of breakage, damage, missing items, excessive cleaning, or any other outstanding charges incurred during the guest's stay. In the event that security deposit is not collected and damages occur, the homeowner or management company reserves the right to charge the guest for all applicable costs.

  5. Check-In and Check-Out Times: Check-in time is at 4:00 PM, and check-out time is at 10:00 AM unless previously agreed otherwise. Early check-ins or late check-outs may be possible, depending on availability and may incur additional fees. Late check-out beyond the specified time will result in a charge of $50 per 15 minutes, rounded up.

  6. Occupancy and Use: The maximum occupancy is restricted to the number of persons scheduled and paid for, with a maximum of six (6) adults/children. Guests agree to take all necessary steps to ensure compliance with the rules and restrictions outlined in the agreement.

  7. Non-Smoking Policy: Smoking of any kind, including e-cigarettes, is strictly prohibited inside or outside of Condo. Smoking at the property will result in full forfeiture of the damage deposit.

  8. Supervision of Minors: Guests under 18 years of age must be supervised at all times to ensure their safety and adherence to property rules.

  9. Responsibility for Damages: Guests are responsible for any damages to the property, fixtures, fittings, or contents during the rental period. Payment for breakages, losses, or damage may be required at the discretion of the homeowner/management company.

  10. Property Care: Guests are expected to take good care of the home and leave it in a tidy condition at the end of their stay.

  11. Access to Property: Guests agree to allow the homeowner or management company representative reasonable access to the property during the rental period to carry out any inspection or maintenance deemed necessary.

  12. Subletting and Events: Subletting the accommodation and hosting parties or events are not allowed without prior approval from the homeowner or management company.

  13. Pet Policy: No pets or animals of any kind are permitted in the home at any time. Evidence of animals or smoking within the home will incur additional charges to fund additional cleaning costs.

  14. Utilities and Construction: The homeowner or management company shall not be held liable for any inconvenience arising from outside construction or any temporary defects or stoppage in the supply of water, plumbing, gas, electricity, or other utilities.

  15. Violation of Laws: Violation of any laws or ordinances, including drug use or immoral conduct on the property, will result in immediate termination of occupancy without refund.

  16. Supplies: The Management Company will supply starter products including paper towels, toilet paper, hand soap, dishwasher soap, and trash bags. Additional supplies and replenishments are the responsibility of the Guest.

  17. Pools and Hot Tubs: Ensure all children are supervised at all times, particularly around the pool area. Guests use pool toys and flotation devices under adult supervision. The homeowner and management company cannot be held responsible for the condition of these items or accidents arising from their use.

  18. Air Conditioning: The air conditioning in the property must not be set below 70 degrees Fahrenheit, and all windows and doors must be kept closed while the system is in use to prevent damage. Failure to comply may result in additional charges.

  19. Guest Conduct: Guests are expected to conduct themselves in a respectful manner and to abide by all rules and regulations outlined in this agreement. Any behavior that disturbs the peace or violates property rules may result in immediate termination of occupancy without refund.

  20. Additional Fees: Additional fees may be charged for any damages, excessive cleaning, or violations of property rules incurred during the rental period.

  21. Maintenance and Repairs: Guests agree to promptly report any maintenance issues or repairs needed during their stay to the homeowner or management company. The homeowner or management company will make reasonable efforts to address and resolve any issues in a timely manner.

  22. Insurance Coverage: Guests are encouraged to obtain travel insurance to cover any unforeseen circumstances, including illness, accidents, or emergencies during their stay. The homeowner or management company shall not be held liable for any losses or damages incurred by the guest during their stay.

  23. Emergency Contact Information: Emergency contact information for the homeowner or management company will be provided to the guest upon check-in for any urgent matters that may arise during their stay.

  24. Acknowledgment of Terms: Guest acknowledges that they have read and understood the terms and conditions outlined in this Rental Confirmation Agreement and agree to abide by them during their stay.

  25. Liability and Indemnity: Guest acknowledges that the Owner/Host is not responsible for any accidents, injuries, or damages that occur during the rental period. Guest agrees to indemnify and hold harmless the Owner/Host from any claims, damages, or losses arising from the Guest's use of the Property.
